The effect says "THEN", so does it means that it requires to fulfill the 1st part of the effect in order to do the 2nd part or they are separated effects?

for example: If I have 7 growth coins, can I directly draw a card by its effect? Or I necessarily must have 5 growth coins, then place 1 growth coin, and THEN as I have 6 coins, draw a card?

They are all separate effects.
